Real Estate Article:  Common Questions Buyers Ask About Homes

For some reason many buyers ask the same kinds of questions about homes they are viewings.  I'll cover several of them, so you won't have to ask!

"What did the sellers pay for the home?"

Why does that even matter?  What if they received the home as a gift or inheritance?  What if they bought the home many, many years ago.

"Why are they selling?"

I heard this response from a friend of mine several years ago.  It may sound funny, but it is serious.  The answer "They have one home too many.".  No matter what their motivation is, the basic reason anyone sells a home is that they have one too many.  Whether they are going to be renting a house, are moving on to another home or whether they happen to have several homes.

"Are they getting a divorce?"

For some reason, buyers think they will get a bargain price if the sellers are getting a divorce.  The reality is that often divorces are quite bitter and one of the things the are fighting over is money...the equity in their home.   Yes, they both want it and often overprice the home, thinking they will each get enough money that way.

"Are they negotiable?"

Even if I knew the sellers had told me yesterday that they would take a certain price, they have slept since then and may have changed their mind.  The only way to find out for sure whether any seller is negotiable today is to make them an offer and see what they do.

Here is a question buyer's don't ask but should:

"Would you do a market analysis on this home for me?  I need to know the market value before I can make an offer on the property."
