Real Estate Article: Before you list your home, you need to ask some critical questions

#1  What price should I put on my home?  Too often sellers have the price in mind for their home before they ever call a real estate agent.  Some base their price on that they need to net from the sale so they can buy their next home.  Some base the price on how much loan they got on a recent re-finance plus the expenses to sell.  Others think that have gotten good comparable information when a neighbor told them "I got what I wanted for my house."  These pricing methods may lead to making a costly mistake.  That mistake is starting with a list price that is about the current market value for a home. An experienced, trained real estate agent will do a detailed market analysis for you, comparing your home to similar homes that have sold in the last 6 months.  In a slower market, they may even have to use just similar homes in the last 3 months.  Learn more about pricing your home to sell.

#2  Should I do any work on my house before I sell? At the very least, you'll probably have to pack up some before you list your home.  Almost all homes have a few places with "clutter".  You need to make your home look like a "display home"....yes, like no one lives there.  You might need to paint and clean your carpet.  A good agent will tell you want needs to be done.  Some sellers even hire professional stagers to get their homes in top showing condition.  Learn more about getting your home ready to sell.

#3  There are a lot of homes on the market, and I'm worried no one will notice my home.  What do you do to help?  It's true that there are a lot of homes on the market at any one time.  Although some amount of conventional marketing is needed, recent studies show that most home buyers start their home search on-line. I use both conventional and on-line methods of marketing that really work to get homes sold.

#4  How long have you been in real estate and what kind of training have you had? Make sure the agent you select is not practicing on you!  The agent you select should have been in the real estate business for several years....and be open to learning new things and changing with the times. 

 Then ask yourself:   Do the agent and I get along?
