Many buyers and sellers think that purchasing a home warranties is a waste of money.  But here is why the are important:

Home Sellers:

What if everything (like the appliances and systems) of your home are not in the shape you thought they were.  What will happen if they happen to break down right after closing.  The buyer will assume that you knew it was going to happen.  If the item is high cost or if they get mad enough, they could call an attorney....and you know what would happen next!  If you offer a home warranty, the chances of the buyer going to an attorney after closer are reduced greatly.

Many home buyers, especially first time home buyers are worried about how much it will cost to maintain a home.  When a seller offers a home warranty, the buyer will be much more attracted to the home.

Home Buyers:

If you are one of those buyers I just described, don't worry.  You can ask any seller to pay for a home warranty for you even if they aren't offering it.  If they won't all you have to do is pay for a warranty yourself.
