Inspections When you purchase a home, you want to make sure that there are no surprises after closing. The purpose of inspections is to make sure the home is in the condition it appeared to be in when you viewed the property. The purpose of the inspections is NOT to make an old home new. If you see things wrong when you view a home, you should address those items in the sales contract. The
Inspection Report Most residential sales contracts give you the right to have the home you purchase inspected and you usually can go with the inspector. Within a day or two after the inspection, you should get a full, detailed summary of the inspection results. This is what you will use to make repair requests. Our job as Real Estate Agents is to help buyers and sellers make informed decisions. Given the complex nature of buying and selling real estate today, we believe that a fair and equitable inspection contingency can and does contribute to that informed decision making. Possible
Investigations, Inspections and Reviews Building Inspection This is the main inspection you want to have done. You need to talk to the inspectors you are considering using to see exactly what they inspect. Termite (or Wood Destroying Insect) Inspection Many lenders will require that you have the home inspected for termites. Even if you are not getting a loan, you should have this done. Even if a seller says they have never had termites, have the inspection done! Lead Base Paint Inspection

Government regulations require all residential sales contracts include an
opportunity for buyers to inspect homes built before 1978 for Lead
Based Paint. If the home you
select was built before 1978,
you will receive a booklet about Lead Based Paint. Other Environmental Inspections There are many other environmental inspections you may want to have performed such as radon or mold. There are also many other inspections that you may want to have performed on the home you are buying, as each home is different.
