We've all heard the key to selling is: "Location, Location, Location", but in reality it is: "Price, Location, Condition", plus choosing the right sales associate and company.  

Price  

Although sellers want to get top dollar for their home, it takes a lot of work to figure out what price to put on your home.  You want to list it as high as possible while still being competitive.  The other factors also figure into your pricing.  

Location  

Location is something that you can't change.  Some locations just sell higher and better than others.  Your home's location has an effect on pricing.  

Condition  

Condition is something that you CAN change and something that effects your price.  Sometimes, small amounts of money can net you a lot more in sales price.  It is important to get your homes into top showing condition. Also see our condition checklist.

The Company and the Agent 

You need to find a well trained Real Estate Professional who has the time to work on your home. You want to be able to talk to the person you select, not an assistant.  The Real Estate Professional needs enthusiasm and creativity.  You also need to make sure that your personalities are compatible and that you can trust the sales associate.

The Basics of Getting Your Home Ready to Sell

First step, look over the physical condition  

  • How old is the roof?  What condition is it in?  
  • Is the carpet clean, stain free, and not too worn?  
  • Are the systems of the home in top working order?  
  • Does the home look "up to date" or is it dated?  

Yes, these are big items, but they effect the home's salability as well as the sales price.  

Inspect Before You List?  

You may even want to have an Home Inspection before you list your home so you won't get any surprises after the home is under contract. 

The Next Step  

After all these items have been addressed, you need to start packing up unneeded items (After all, you will be moving!)  Then comes the paint touch up and then dressing the house up for showings.  Now comes the hard part.  Keeping the house ready to show on a moments notice.  All this is hard, but will really net you more money for your home and/or make it sell faster.
