There are a large variety of mortgage loans for your lender to choose from! They fall in 3 basic categories, FHA (Federal Housing Authority), VA (Veteran's Administrations) and Conventional Loans.   The loans can be either fixed rate or adjustable.  And that is where simple ends!  The down payment, interest rates and fees can vary dramatically from loan program to loan program and even from lender to lender.  That is way it pays to be careful when shopping for a loan and make comparisons.  Don't hesitate to ask the loan office or your agents questions.  If could keep you from making a very expensive mistake.

When you apply for your home loan, make sure your lender gives you information on the Federal "Truth in Lending" laws and follows all the required disclosures. Also, make sure they give you a "Good Faith Estimate: of your costs. Be sure to give us a copy of this so we can make sure that nothing has changed at closing.
