Real Estate Article:  It’s Still Location! Location! Location!…with a Twist

I’m sure you’ve heard the old cliché about real estate, “Location! Location! Location!”.  With today’s market that old cliché has a twist.  Here are the locations that are important in selling your home.

Location #1:  The location of your home in the marketplace

This “location” relates to the pricing and condition of your home.  This is why knowing the market conditions for your area and price range is important.  It is also important to had a detailed market analysis done on the property that even does adjustments based on features of the home.  If there are not enough comparable sales in your area, an appraisal becomes very important.  You have to be priced below your competition and then you have to be able to defend your pricing in negotiations and to the appraiser for the lender on the property.  “Priced below appraisal.” always looks good in the MLS remarks and in marketing materials.

Location #2:  The location of your home in traditional marketing

The marketing on your home needs to be in locations that will work to bring you buyer prospects, then offers and then sales.  Most agents don’t have a clue what marketing works.  After, they aren’t paying for most of the marketing, so they don’t feel the need to track their business.  Linda tracks her marketing and knows what works and what just wastes money!

Location #3:  The location of your home on the internet.

The right internet marketing for your home is vitally important in today’s market.  Linda will make sure your home is featured on the internet and linked from the main page of her websites.  She will also work to get your home on as many websites as possible.

Location #4:  The physical location of your home

This is the location of the traditional “Location! Location!  Location!”.  The physical location of your home cannot be changed.  Since it can’t be changed, the price has to be highly competitive to make up for the location.  Even homes in really bad locations can sell….if the price is right!
