Real Estate Article: Tips for Buying New Construction Homes

As a homebuyer, you have probably considered purchasing a newly built home.  They are always popular.  If you are wanting to go that route, here are a few tips:

  • Be sure to use your own Buyer’s Agent instead of just having the agent at the display office write your contract.  Remember they work for the builder.

  • Select an agent who is has sold new homes in the past BEFORE you start looking for a home.  Sign a Buyer’s Agency Contract with that agent, so he or she can prove that they are working for you.

  • Do not go into new home’s subdivision or even talk with the builder or their agent without your agent being with you.  Even after the contract is accepted you should talk to the builder through your agent for your protection.

  • Even though you are buying a new home, you should have a building inspection done.  Almost any inspector will tell you about all the problems they have found in new homes!  If the home has not yet been built, you may want to pay your inspector to inspect the home several times while the home is under contract.

  • You need to compare lenders and title companies.  Builders often have “special deals” with lenders and title companies.  They may be good deals for the builder, but they may not be for you.  You can also select your own appraiser.

  • Be sure to do research on any builders you are considering using.
