There is a national not-for-profit organization that is given an amazing loan.  It sounds too good to be true in today's market, but it is true.  Agents who haven't been trained in the program will tell you that there is no such thing.  The same thing is true of traditional loan officers.  But it is true.  But you need to work with an agent who has been trained....and one who will help you with the process.

Here are the basics of their loan:

  • No down payment is required, it is a 100% loan.
  • No closing cost, the lender will pay them for you. All you have to pay is the "Pre-Paids"
  • If the seller will pay closing costs for a traditional loan, you can use that money to buy down the already low interest rate and there is no cap on the amount of money the contribute like in traditional loans.
  • They don't use your credit score to qualify you.

Here are the steps involved:

  • Attend their seminar.  I will attend it with you if at all possible.
  • They call you and set up your initial counseling session.  They will tell you at the seminar what to bring with you.  The better prepared you are, the easier the process will be.  The counselor will set up the plan that you need to work to get financially able to buy a home.  You will continue to attend regular sessions until you are ready.  If you do what they tell you to do, you will be able to buy a home.  The quicker you do it, the quicker you will be in a home of your own instead of renting.
  • Attend their purchase seminar when they say they you are ready.  You'll get your pre-approval letter then.
  • This is the time for us to get out and find you a home.  We want to make sure you negotiate a good buy down amount so that you will get a low payment on your home.
  • After you get the house, the not-for-profit and I will guide you through the home inspection and closing on the home.

Also, there is no income limit and it isn't limited to first time home buyers.  You cannot own another home when you close on your new home, though.  The purchase price is strictly limited to $125,000.  There is even a chance that you can buy new construction with this program, as one St. Charles County builder understands the program and will help you get a low, low payment by contributing a high buy down amount.
