Real Estate Article:  Surveys

When you buy a home, it is very important that you have a survey done on the home.  If not, you could be in for some big surprises. For example:

Your title Insurance contain a clause that anything that could be found by a survey is excluded from your insurance coverage!

  • Some structure on your property could cross the property line of the neighboring property.

  • A structure on a neighboring property could cross the property line and be on your property.

  • There could be an unusual easement or building line that would prevent you from using the yard the way you want.   

These are just a few example of what could happen.

There are two basic types of surveys:

Surveyors Real Property Report

This is commonly called a "spot survey".  With this report, the surveyor will find an old survey on the property and then go look at the property and add any new structures to the report.  Because actual stakes are not checked or added, the price on this report is lower.  This is what is normally done on existing homes.

Boundary Survey

This is commonly called a "stake survey".  With a stake survey is done, the surveyor has to actually find the stakes and actually find all the boundaries of the property.  This is usually done when a subdivision is platted and for land.  The cost of this survey will vary based on the amount of work needed and the size of the property.
