Real Estate Article: Why Some Homes Don’t Sell

Pricing of your home  

How was the pricing of your home done? 

Pricing a home is hard in a challenging market.  Without proper pricing, a home will not sell.

  • Ease of showing  

If you did not have a lock box on your home or required that the real estate showing associate have an  appointment with you before you allow your home to be shown, your chances of selling were hurt.  So will the comment on the listing remarks such as “Dog in house (or yard) will bite.” Make it as easy as possible for buyers to see inside of your home.  

  • Condition of Home  

The first impression the buyer gets of the home used to be as the walked up to the home.  That’s still important, but today their first impression of the home is the pictures on the internet.  The home must be ready for those    pictures and then have to be presented properly so the buyer will be impressed.  Some agents don’t have a front picture which leads a buyer to believe that something is being hidden from them.  Some agents go overboard with outside pictures one after another in the MLS.  Unfortunately many websites that have listings syndicated from  the MLS only use the first 5 or 6 photos and if they are all of the outside, the buyer will also think something is being hidden from them.  If they see clutter, the won’t want to see the home.  If they see crazy bright colors they probably won’t want to see the house.  These are but a few examples of things see on listings that expire in the MLS.  Good pictures are critical today.

So once you get past that important first showing on the internet, you have to make sure the home lives up to      the pictures.  It has to be kept perfect every day, even when you aren’t getting many showings (which are really second showings)

  • Location  

Are the homes in your area similar to your home and similar in pricing?  If others in your area are larger and priced higher, you’ll be OK, but if they are smaller and priced lower than yours, you’ll have a problem selling your home as buyers will perceive that it is overpriced.  

  • What was the market competition

Were there lots of other houses in your price range available or just a few?  Did your previous agent show you the list of your competition that buyers might be considering if they are interested in your home?
