Some Homes Don’t Sell NOTE: If you came to this page because you have been trying to sell your home....and it didn't sell....there is GOOD NEWS! of your home Did you pick the price and your real estate agent agree with it to get your listing? Did the agent pick the price and you were thrilled that it was that high? Did the real estate agent quote a “price per square foot” and tell you that some really low price was all you could expect to get out of your home?) Did the agent just give you a printout of homes that are for sale and homes that have sold and then give you a price? Unfortunately all of those methods are used. But the best way to price a home is to do price adjustments for
features in your house that may or may not be found in homes that have
sold in the last 6 months.
If there are no homes similar to yours in the immediate area that
have been sold in the last 6 months, it would be best to have the house
appraised before you list it and list it just under the appraised value. Ease
of showing If
you did not have a lock box on your home or required that the real
estate showing
associate have an appointment with you before you allow your home to be shown, your
chances of selling were hurt.
So will the comment on the listing remarks such as “Dog
in house (or yard) will bite.” Make it as easy as possible for
buyers to see inside of your home. Condition
of Home What
is the first impression that a buyer has when they drive up to your home
and go in the front door?
If it is at all negative, it will affect their opinion of the rest
of your home.
How long has it been since your home was updated.
Homes that look right out of the 60’s or 70’s don’t sell
well!
The carpet needs to be fairly new, clean and a neutral color.
The home needs to be freshly painted inside (or at least look like
it is). Location Are
the homes in your area similar to your home and similar in pricing?
If others in your area are larger and priced higher, you’ll be
OK, but if they are smaller and priced lower than yours, you’ll have a
problem selling your home as buyers will perceive that it is overpriced. What
was the market competition Were
