Real Estate Article:  Working with a Real Estate Agent

Unless you are trying to buy or sell a home without representation, you will be working with a real estate agent.  Here is some information about working with an agent.

Be clear about what you expect from a real estate agent and what they are expected to do for you and how often.  The most mutually beneficial relationships come from building and win-win situation for both parties.

Guidelines for buyers:

  1. Prepare a detailed list of the type of home you are looking for.

  2. Give the agent you are working with the price range you are looking in, your targeted areas and what you are looking for in a home. NOTE:  In order to determine the price range, you should talk to several lenders early in the process.  You need to compare their rates and fees.  If at all possible, do not let them pull a credit report, as there is the possibility that several request could lower your credit score and therefore, lower the price of the home you can qualify for.  Instead, tell the lenders about all of your sources of income and all of your debts.

  4. Give your agent (hopefully Linda) several ways to contact you (work numbers, home number, cell phone numbers, e-mail addresses), so the agent can find you quickly if they hear about the perfect home!

Guidelines for sellers:

  1. Make sure that your home is in top showing condition before you put it on the market.

  2. Make sure you you price your home to sell.  The agent needs to give you a detailed market analysis comparing your home feature to feature with competing properties, properties that are under contract and properties that have sold in the last 6 months.

  3. Make sure the agent you select uses marketing methods that really work to get homes sold and continually works to find new marketing strategies for selling homes.
