Real Estate Article:  The Home Buying Process  

Are you excited about the prospect of buying a home?

This should make it a little smoother.  

  • Initial Meeting The first step in buying a home is to sit down with your Linda and go over what you are looking for in a home.  We will help you learn exactly how much home you can afford by putting you in touch with a great lender.  This important step doesn't take long and it's very important to do it before you start looking at homes.    

  • Viewing Homes When you look at homes, please let Linda know what you like and don’t like about each home so he or she can “zero” in on the right home for you.  If need be, your sales associate will preview homes to cut the number of homes you need to see.  

  • Contract Writing and Negotiation  Linda will explain the contract and help you through the negotiation process.  

  • Loan Application and Processing  It should take between 3 to 5 weeks (depending upon your loan type) to process your loan. When a lender decides whether you qualify for a home or not, a lot of things need to be considered. It would be a good idea to go to a lender to be pre-approved. 

  • Real Estate Inspections Getting qualified inspectors to look at your new home is always a good idea.  See our article about real estate inspections for more information on the inspection and investigations you can do on your new home. Note: An appraiser is a person sent out by the lender to determine the value of the home.  They do not inspect the home and tell you things that are wrong.  

  • Walk-through You have the right to go in and check everything in the house prior to closing.  

  • Closing Time to sign all the documents and be ready to move into your new home.

You may want to consider having one REALTOR® who will work to find you the best possible home.  Linda would like all of her buyers to be under an Exclusive Agreement so she can  really work hard to find them the right home.  First, she’ll meet with you and go over exactly what you’re looking for in a home.  Give her a call to start things going toward  finding your dream home.

  • Help you figure out which of all the houses in the MLS is closest to your dream home.  

  • Linda can work up a Market Analysis on a home you are considering so you can see if it’s priced right.  

  • Linda will help you understand what the sales contract says and what it means to you.  

  • Linda will let you know approximately what your costs will be.  

  • Linda will co-ordinate with other REALTORS®, inspectors, appraisers, and abstract companies to insure that the closing goes as well as possible.  

  • Linda will check the closing figures just prior to closing to prevent surprises.
